Norwood Homeowner Update: Property Taxes and the Local Market

What is Norwood's property tax rate? The FY2026 residential rate is $9.82 per $1,000 of assessed value, per the Norwood assessment database. In December 2025 the Selectmen set the residential/commercial split at 71%/29%, which The Norwood Record reported meant a $19 decrease (0.3%) on an average residential value of $719,477.

What happens next? The FY2027 rate isn't set yet. Last year the Selectmen voted on the split at a December meeting. In towns that bill quarterly, the third-quarter bill carries the new assessment, usually around late December. Check your Norwood bill for its exact dates.

Think your assessment is wrong? Abatement applications are generally due February 1 in quarterly-billing towns, with no exceptions, and you must still pay your bill on time. Valid grounds are typically a data error, overvaluation or an inequitable assessment. Start with State Form 128, and confirm Norwood's exact deadline with the Assessors' office.

The wider market. Norfolk County recorded 30,055 documents in Q2 2026, up 5% from last year. Total sales volume was $2.85 billion, down 10%, and Register O'Donnell noted average sale prices declined year over year even as values remain historically high. Mortgage activity rose. Read the Registry's report. For how the Middlesex County side of Greater Boston compares, including Newton's tax figures, see my Newton and Greater Boston market update on panzarealestate.com.

Mike Panza's Local Real Estate Perspective

Before you decide whether to file an abatement, pull your property record card from the assessment database and compare it to your home: bedrooms, bathrooms, square footage, finished basement. Data errors are the easiest problems to document.
